Sitecheck Environmental Reports

New Range of Sitecheck Commercial Environmental Reports

From July 11th, we will be launching an enhanced suite of commercial environmental reports from Landmark Information Group. The new range brings together the existing Envirosearch Commercial, Sitecheck and Sitescope under a single Sitecheck brand, creating a more simple, logical and flexible structure.

Sitecheck Data replaces Envirosearch Commercial and the Sitescope Environmental Report. The report identifies potential contaminative issues and other risks. It is suitable for practices that do not need a Part IIA assessment and have a in-house specialist who can interpret the results.

Sitecheck Assess replaces the Sitecheck Report. This is a more detailed report at the best value on the market, including a full Part IIA professional opinion by Wilbourn Associates. It is ideal for high street solicitors with general commercial properties.

Sitecheck Review replaces the Sitescope Environmental Report with RPS Risk Assessment. This detailed assessment is carried out by RPS, Europe's leading environmental consutants and is aimed at sophisticated commercial lawyers who are seeking an end-to-end service.

Why Order an Environmental Report in Commercial Transactions?

Advising your client to purchase an environmental report is your standard practice in residential transactions. It should be for commercial properties also, as the following article from Landmark Information Group explains.

The Commercial Property Marketplace

Demand for office space is rising at the fastest pace for 41/2 years, according to the latest 2005 RICS Commercial Property market survey. High street office and retail space and out of town light industrial units are all driving the volume of commercial transactions.

The thirst for space, especially in rejuvenated urban centres like Leeds, has meant that brownfield sites with past industrial use are now being occupied by commercial builds. These require careful attention to identify potential contamination, meaning that there has never been a greater need to ensure that commercial purchases include an environmental report every time.

Environmental risks could affect commercial transaction, incurring potentially greater cost to the client and should be at the heart of due diligence every time.

Sitecheck represents the most comprehensive and flexible range of reports, suitable for all sizes of commercial transactions and carefully addresses the needs of the market.

Environmental Risks & Commercial Business

The Law Society Warning Card, published in 2001, states that all legal professionals should advise clients to consider environmental risk in all cases - residential and commercial. More and more sites are being redeveloped in old industrial estates and edge of town locations where historic land use will be a key factor.

Think about the impact on business:
Damage to property from flooding.
Removing contamination from the car park.
Health and Safety issues affecting the workforce

The solicitor should highlight these issues and provide the best backup from a full environmental assessment.

Sitecheck - Suited to all all Commercial Conveyancers

The majority of legal professionals conduct both residential and commercial transactions. They may have different specialisms and may focus on prestige sites, multiple units or individual retail and light industrial locations.

Sitecheck provides a truly flexible offering, with comprehensive reports suitable for all transactions.
